Our Process
Imagine Builders LLC is a licensed commercial general contracting company with established operating systems.
When customers first contact our company, they will receive the undivided attention of the President and/or our Senior Project Manager. In these meetings, we will listen to your ideas and plans for your dream project. We will share our vast experience and help you actualize your dream. We continue to work closely with you throughout the course of the project. At Imagine Builders we take pride in providing close, personal attention to you, our customer.
Imagine Builders has a strong pool of qualified, licensed subcontractors who have been selected because of their skill in their respective trades, while remaining competitively priced. We do not trust your work to the lowest bidder, but rather the one that would do the best job creating your project. We prefer to know the quality of our subcontractor rather than hope that the lowest bidder will perform. Our staff members initiate the construction process by finalizing the bids from our subcontractors. Once the final scope of work and updated architectural plans are in place, the actual work on the project begins.
From the inception of the project, we will assist you in selecting paint colors, flooring, millwork (cabinetry and countertops),ceilings, lighting, fixtures and any other details related to the project. This is all scheduled well in advance so that we may deliver the project in a timely basis.
Once construction of the project begins, a field supervisor is assigned to the job. He will schedule all subcontractors and ensure that every aspect of construction is handled expertly and efficiently. It is the responsibility of the field supervisor to oversee the work of each subcontractor on a daily basis. The supervisor submits daily and weekly reports to our office. The President and Senior Supervisor make regular site visits to the project to monitor the progress.
Our accounts payable professional ensures that our subcontractors’ licenses and insurance are current. Our accounts receivable person provides timely invoices so that we can satisify our finanical obligations to our subcontractors and keep the project running smoothly. Our staff members are skilled in working with banks and other financial institutions. Imagine Builders provides efficient handling and payment of all subcontractors and vendor invoices so that we may obtain lien waivers promptly to ensure you obtain your T.I. allowance from your landlord.
At Imagine Builders we provide our customers with close out documents. We obtain lien releases as well as warranties of the work and products of our subcontractors. This is presented at the end of the project, along with a warranty letter from Imagine Builders.
